Product related fees

There is an arrangement fee of £495. This fee can be paid up front by deducting the fee from the amount you borrow, alternatively you can add the fee to the amount you borrow.

If you add the fee to your mortgage you will pay interest on the fee at the same rate as your mortgage.

Mortgage amounts

There is a minimum mortgage amount of £50,000.

This product has a maximum mortgage amount of £250,000.

The maximum loan to value is 90% of the share of the purchase property.


Property restrictions

Your property share must be a minimum of 25% or a maximum of 75%.

We can only consider applications where the Housing Association will allow additional borrowing, or 'staircasing', up to 100% of the property value.

The minimum property valuation is £100,000 for this product, this increases to £250,000 for properties located within the M25 corridor.

Mortgage repayment terms

The minimum repayment term is 5 years and the maximum repayment term is 35 years.

Early Repayment Charges

You can overpay up to 10% of the original mortgage amount each calendar year. If you choose to repay more than 10%, including a full redemption or by switching products during the fixed rate term you will be liable for an Early Repayment Charge.

Your Early Repayment Charge is calculated against the amount you repay. The charge will be 4% of the amount repaid until 29/02/2020, 3% until 28/02/2021, 2% until 28/02/2022 and then 1% until 28/02/2023

The mortgage tariff of charges details the various fees and charges that may apply during the term of your mortgage.

Representative example

A mortgage of £103,500 payable over 30 years initially on a fixed rate of 3.29% until 28 February 2023 and then our SVR, currently 5.24%, for the remaining term would require an initial payment of £464.28 followed by 38 monthly payments of £454.88 and 321 monthly payments of £562.48.

The total amount payable would be £198,830.80 made up of the mortgage amount plus interest (£94,805.80) with an arrangement fee of £495, legal fees of £150, a mortgage valuation fee of £225, a telegraphic transfer fee of £25 and mortgage exit fees of £125.
