Mortgage amounts

There is a minimum mortgage amount of £50,000 and a maximum mortgage amount of £450,000.

We have a minimum property value of £75,000 which increases to £250,000 for properties that are located within the M25 corridor.

The maximum loan to value is 85%.

Interest rate floor

The interest rate on this product cannot fall below 2.79%.

Early Repayment Charges

You can overpay up to 10% of the original mortgage amount each calendar year. If more than 10% is repaid, including a full redemption or switching to a new product you will be liable for an Early Repayment Charge.

The Early Repayment Charge will be calculated at:

  • 2% of the amount repaid during the first year; and
  • 1% during the second year.
Mortgage repayment terms

The minimum repayment term is 5 years and the maximum repayment term is 35 years.

Representative example

A mortgage of £272,800 payable over 21 years initially on a discounted variable rate for 2 years from inception, currently 3.04% (equal to a 2.20% discount from our SVR) and then our SVR, currently 5.24% for the remaining term would require an initial payment of £1,488.71 followed by 23 monthly payments of £1,465.93 and 228 monthly payments of £1,758.96.

The total amount payable would be £436,872.98 made up of the mortgage amount plus interest (£163,447.98) with a mortgage valuation fee of £325, legal fees of £150, a telegraphic transfer fee of £25 and mortgage exit fees of £125.
